Intro to Properties
This section is going to be an “Eye Opener” for you.
Why?
… because I am going to tell you what 90%+ of the real estate firm out there do, that they don’t want you to know.
17 years ago… when I was selling real estate in Costa Rica and just starting out… the real estate market in Costa Rica was dominated by a few firms that had purchased the names of larger U.S. Realtors… you know… like ReMax or Coldwell Banker.
They weren’t really affiliated with them per se, but the public thought they were…and definitely not like back in the States.
You see Costa Rica has virtually no real estate laws and almost everyone in the country calls themselves a realtor… and can legally collect commissions.
But most firms selling to expats and foreigners like to represent that the marketplace is almost identical to “back home”.
Why? … because it gives potential buyers a comfort level… after all, no one REALLY feels totally comfortable buying real estate in a foreign country. BUT..
It ain’t even close.
If you REALLY knew, you would be very nervous… VERY nervous.
My initial “get in your face” ad campaign was titled “Is This Man the Most Hated Realtor In the Country?”
Some of the things that I wrote that are still relatively unknown now were:
- Net selling ( the seller gives a net price he wants to receive and the outside seller marks it up to any level he wants. This was common up until recently and still takes place… Ten years ago realtors were making HUGE profits taking advantage of naïve and uninformed sellers. ( and buyers! )
- Virtually any referral for a purchase or a service is rewarded with a commission. So obviously there is no way to really know if a recommendation is valid or just given to pick up a commission.
- “Gringos” ( North Americans primarily ) are regarded as “money trees” and virtually any way to get any of their excess is applauded.Most newcomers don’t believe this, but a little time living in Costa Rica affirms it… and it IS only common sense as ( face it… ) most “gringos” DO have more money than most Costa Ricans.
- There is an underground which specializes in changing and “pirating” title of properties that have been left unattended. It is not surprising that people will return from a several year absence only to find that that someone else owns the property now. And surprisingly, no one cares.

BUT now that we are back in Costa Rica( 5+ years later )… we are NOT finding that strides and progress is being made with disclosure and parity in pricing.
Not in the least.
If anything the gap between the “local” or Costa Rican buyer and the North American or expat or “outsider” has grown geometrically larger.
If this “situation” existed in the States or most other “first world” countries… it would be called discrimination … and there would be lawsuits.
But here… in Costa Rica… most people accept it because they are told “it’s just the way it is” or “there are simply more buyers than sellers… that’s why the prices are so high!”
But nobody believes that Ticos( Costa Ricans ) pay the same prices as “gringos” ( North Americans or non-Costa Ricans.
How could they? … when their incomes and earnings probably average 15 to 20% of their equivalent North American counterparts?
Call it what it is.
But it exists.
“This website is going to show you a way to buy at local prices.”
I realize that that is a big statement and most of you simply won’t believe it… but nearly 20 years ago my wife and I moved to Costa Rica from Minnesota after we retired. And we built our first home in the hills above Grecia for $35/sq. foot.
No one believed it… until we were featured in Newsweek… and then tour guides began to stop so that other “gringos” could see what was really possible.
“after all…” they said, “if two gringos from Minnesota can do it, anyone can.”
And the phones started ringing.
And ringing.
And the online “gringo” newspapers featured us… and Bankrate, Investors Diversified Services,and other local columnists, writers and real estate brokers… all followed suit.
It was overwhelming.
And we decided that… if we were that unusual and no one else was really doing what we did… that we wanted to show others what we had done.
So… you guessed it… we started a real estate firm.
And we grew like crazy.
Why?
Because no one else was doing what we were doing… and no one could build like we could or match our pricing on real estate.
And now that we are back… surprisingly, no one is doing what we did well over a decade ago. NO ONE.
And that shocks both of us.
Why did we leave?
Well, candidly, that is another story for another time…
But suffice it to say that … after 6 developments and hundreds of sales and satisfied buyers we hit a wall.
And no, it was not our fault… except that we should have seen it coming.
But later for the details.
Now… here in Costa Rica… pricing is ridiculous and in many cases, significantly more than what is in the States or Canada. And people that WANT to be in Costa Rica and WANT to escape the political madness and hatred that exists in many places… and WANT to buy a home or land… but…
,,,CANNOT AFFORD IT.

Sure, we are still selling real estate… but this time, no developments and no dealing with the government and municipalities… and at my age (73) I AM going to relax a lot more than I did before and enjoy what I missed out on the first time around.
